King Street Offices

The King Street commercial and health building is the first stage of the Deakin Masterplan. By reinvigorating and re-purposing an aging indoor sports facility, Turco and Associates has created a unique office environment. The development consists of three levels of mixed office, health and educational accommodation. Clear structural expression is maintained which informs the creation of a clean industrial aesthetic.

A large central atrium linking all three levels establishes an internal streetscape which encourages social interaction and exchange between the various tenants of the building. A series of timber clad walls throughout the atrium provide a sense of warmth to the space while structurally supporting lightweight feature staircases. The prominent location of staircases encourages building users to use their feet rather than the elevators – promoting health benefits for the users and cost savings for the building operator. A café located within the atrium on level one serves as a focal of public life within the building.

An emphasis on environmentally sustainable design principals was integral to the design approach of the project. The form of the building was heavily influenced by ESD initiatives including the incorporation of extensive natural lighting and ventilation.

The Deakin.One commercial development is a three-storey office building which completes the Deakin masterplan. A central atrium establishes spatial connectivity between all levels of the building which stimulates interaction between building users. The atrium also acts performatively by providing increased natural light to tenancy interiors and enabling passive cooling.

The upper floors are expressed as two large volumes. The external envelope is unique, incorporating an integrated glazing and cladding solution designed specifically for this project. Inspired by the trees of this leafy suburb, a seemingly random arrangement of angled glazing and spandrel panels each reflect subtly different blue and green tones of the sky and surrounding trees. This visually interesting and cost-effective facade also negates the typical monotonous office environment, providing subtle individuality to each building user depending on their location. Ground floor offices form a recessed plinth below the upper volumes and are articulated at a smaller scale appropriate to pedestrians.

A cafe and associated outdoor seating is located on the ground floor at the corner of Denison Street and Makin Place. The development will be enlivened by patrons attracted from adjacent sporting and medical precincts. The Makin Place commercial development stitches together the public spaces of the entire masterplan, unifying a multitude of various tenants throughout the site.

Fyshwick Warehouses

Comprised of 20 boutique modern industrial suites, this development is located in the Canberra industrial suburb of Fyshwick. Each of the high-quality suites incorporates a small shopfront/reception area, a mezzanine and a larger rear storage/workshop space. Two buildings containing the suites are separated by a central outdoor space which includes visitor parking and a landscaped public plaza. By internalising the orientation of the suites towards the created outdoor space, outlook towards unsightly neighbouring warehouses is avoided. A stepped façade provides individuality to the entrance of each unit while signage is integrated into the landscaping.

A cafe is located at the entrance to the new precinct, concentrating pedestrian activity and intensifying the activation of the central outdoor space. An adjacent outdoor seating area is positioned to receive significant sunlight.

Two office spaces are presented as raised forms which act as the focal points of the development. These spaces are accessible via stairs which are a feature of the central public open space. Linear windows provide these office spaces with expansive views across the suburb of Fyshwick.
