North Bondi Apartments

The North Bondi Apartment development aims to serve as a catalyst in the North Bondi area for increasing density on smaller blocks along major transit routes. Although designed on a small site it still complies with all local regulations in terms of predominant street setback and height restrictions, however still generating a unit yield to make the project a commercial reality.

The planning of the development is two separate unit blocks connected by a common North facing courtyard space on ground floor with vertical circulation above. This space is covered by the upper levels cantilevering over, leaving a shaft of light to penetrate from above. Each unit is designed for the maximum amenity of the occupant by providing both larger apartment sizes for the area as well as designing them to have access to natural light and cross ventilation without compromising their privacy.

The two upper forms are designed to maximise both views over the adjacent golf course to the ocean as well as back to Circular Quay to the west. The colour and feel of their materiality is derived from the character of the local existing roof forms typical of the North Bondi special character area in which the development is located. Their bulk is minimised by setting these units back from the front of the main volume as not to impose on the character of the street.
